Also, Fiesta Communities Inc. offers an IN HOUSE financing wherein the company itself allows a potential homebuyer to acquire a home on a loan. They offer a flexible payment scheme in which the interest rates are lower than the bank loan.

I wrote this blog because I know that there are many families right now who still rent or share a house with their parents. I want to give them hope that one day they can have a home of their own in a safe community. Even a simple employee with a minimum wage can do this with the help of membership with Pag-IBIG.

So let’s talk about applying for a housing loan via HDMF / Pag-IBIG Fund.

As a Pag-IBIG member, one of the benefits is a Housing loan. Pag-IBIG Fund will pay the amount of the property to Fiesta Communities Inc. and you will pay your monthly amortization according to your mortgage contract term to Pag-IBIG Fund.

THE QUESTION IS, WHO ARE THE QUALIFIED INDIVIDUALS TO APPLY FOR HDMF / PAG-IBIG HOUSING LOAN?

These are the qualified individuals:

  • Government Employees
  • Private Employees
  • Military / PNP
  • Department of Education Culture and Sports (DECS)
  • Self Employed
  • Practicing Professionals (Lawyers, Doctors, Dentist, Engineers)
  • OFW
    • Applicant or the Principal Borrower must be at least 24 months active member and presently employed
    • No any previous Housing Loan nor being a co-maker with a record of forfeited account
    • Not more than 65 years old can still apply for a housing loan with maximum of only 5 years term

You just have to provide all the requirements and we will process your home loan since it is a company-assisted home loan. And you need to sign documents and attend a 1-hour seminar for your home loan.

Now, this time let's talk about the IN-HOUSE financing scheme.

    • Rejected housing loan applicant in Bank / Lending loan for availing a housing loan
    • Anyone who wants a straight-forward transaction. No need to deal with a third party (Bank / Lender)
    • Anyone who don’t want hassles in signing a bunch of documents needed in a mortgage contract
    • Anyone who is busy and have no time attending seminars in HDMF / Pag-Ibig

Both financing schemes have requirements and depending on the working status of the applicant.

Now, let's move on and go through the step-by-step process of how to have a property in Fiesta Communities Inc.

These are the process on how to have a property in Fiesta Communities Inc.

  1. Contact an authorized Fiesta Communities Inc. agent. Before signing or committing to a representative, make sure that you are familiar and satisfied with all of the information from the agent, so you will not regret the decision you have made, because this will be your lifetime investment.

    The Agent that you will choose must be there for you from the day of your inquiry up to the turnover of your unit. We as your agents must be there for after-sales services.

  2. Ask for all the details before requesting a site tripping.

  3. Make sure you know all the needed requirements before making a reservation. Remember that the reservation fee is non-refundable. Submission of requests is very important in every loan.

  4. Reservation
      • Fiesta Communities give you the option to choose your preferred location, block & lot, after which you sign a reservation agreement document. Remember that the reservation is non-refundable so pay attention to the location and model of your choice.

      • If you changed your mind about the model unit the next day, you will have to pay another fee of ₱5,000.00 for a model change. And if you want to change your location, you have to pay another fee of ₱5,000.00 for a change of location.

  5. After a month you will start to pay your monthly payment for the balance in Processing Fee

  6. If ever your unit is already approved in Pag-IBIG, you will start paying for your monthly amortization
      • But if ever your unit is still under construction, and you paid in full the Processing Fee balance, you will be stopped from the payment then you just need your housing loan approval. When it is approved, that's the same time you will start your monthly amortization in the Pag-IBIG fund.

  7. Clearance
      • After knowing that your home loan application has already been approved, you will pay the amount of P1,800.00 for clearance, and you will be given a schedule for unit inspection.

      • Together with the site authorized engineering staff, he will guide you to your unit for inspection and allow you to check the condition of your unit in case it has issues for repairs, you will note those particular areas that need a repair on the NFI form and the Fiesta Communities will shoulder all repair costs for your unit.

      • You will be given a re-inspection schedule to check the unit again.

  8. Unit Acceptance- after the Reinspection of your unit, and you are already satisfied with it, you may now accept your unit, you will be guided to the HEMI office, you need to pay a one-time payment of P1,000.00 for the Homeowner's Membership Fee. Your name will be recorded to the Homeowner's List. And P300.00 for monthly dues payment.

  9. Hausland Estate Management Inc. (HEMI) officer will give you a slip where you can put the day of your move-in, you will present it to the entrance gate, show it to the security guard on post to allow you in entering the community.

  10. There is a sticker for vehicles where you can buy from HEMI. to avoid questioning by the guards every time you enter the community.

  11. WARRANTY- by the time you moved in, there will be a 3 months warranty for Plumbing, if there is a leak you may go to HEMI and have it transacted, same with the Electricity. About the Roofings, there is a 6 months warranty. So make sure after you apply your utilities and it was installed, check it so you may avail the warranty before it will expire.
